So you are considering a home purchase and now it’s time to figure out your payment.
Once you figure out your payment, it’s time to start surfing the Internet for the perfect home and start looking…right?
Wrong!!! That used to be how you did it, but things have drastically changed since the bank/Wall Street melt down of 2008.
Credit scores and pre-qualification used to be nice buzz words we threw around in the real estate industry.
Now, they are the critical first step in your home search. Actually no, hold on a minute. They are the critical 2nd step. The first step is to locate a seasoned, real estate professional in your area of interest.
Why a seasoned veteran? Because they are the only one that has weathered the financial storms and knows how to navigate the new real estate mine fields.
Real estate and the home mortgage market operate differently now. The days of going it alone are long over.
Once you have located a Licensed Real Estate veteran, ask them to be put in contact with their preferred lender so that you can get pre-qualified.
Why use your real estate agent’s preferred lender? Does this mean there is some kind of sweetheart deal going on, with kickbacks and backhanders?
Absolutely not. But if you want your dream home to get financed with the least amount of hassle, and have it successfully get across the finishing line, you will need a veteran lender.
A veteran lender is someone that has the ability to navigate the myriad of new laws and restrictions that are now the home mortgage landscape.
Your real estate agent doesn’t get paid unless their lender gets the loan, and you don’t get to move into your new dream home unless your lender gets you financing. It’s in the best interest of you and your real estate agent to use a top veteran lender.
And . . . because of the new credit standards and fickle banks, you will not be taken seriously if you want to look at homes or to make an offer on a home unless you are pre-qualified.
So . . . here is your link to your mortgage payment calculator!
